All commercial property owners have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange maintenance by a Gas Safe Registered
Engineer for all pipework, appliances and flues, which you own and have provided for your employees use. You must also arrange for an annual gas safety
check to be carried out every 12 months by a Gas Safe Registered engineer. You must keep a record of the safety check for 2 years..

Current gas safety regulations state that it is a legal requirement for all landlords to hold a valid CP12 Gas Safety Certificate when renting out a
Pettifer Plumbing and Heating already provide gas safety checks for a number of landlords, letting and estate agents. All our work is covered by £5m
liability insurance. All our engineers are qualified to carry out the necessary inspections and award landlord gas certificates.
Currently there is a set criterion of checks and examinations that must be carried out in order for a safety certificate to be awarded. This includes the
inspection of the main gas supply, and every gas appliance inside the property.
Letting agents and landlords are obliged by law to carry out risk assessments for Legionnaire's Disease following improvements to the L8 code for
Legionella Compliance, to demonstrate that water systems are clean and healthy. Pettifer Plumbing and Heating’s engineers are all fully trained in
Legionella Risk assessment and testing and if required can provide the remedial treatment where a risk is identified and reports.
The price that we charge for the inspection depends upon how many gas appliances are contained in the property. The boiler, gas meter and cooker/hob inspection
costs £60, with £10 being added for each appliance and £20 for each additional boiler thereafter.
