Whether it’s heating or hot water, it is your boiler that is at the heart of the modern home. It is fair to say that most people forget about maintaining their boiler until there is a problem which disrupts their day to day life.
Why do I need an annual boiler service?
Nobody likes getting up for work in the morning with no hot water for a wash, shower or shave, but most importantly, we all want to be safe! Whilst an unexpected boiler breakdown or fault with your heating system can be a major inconvenience, most importantly a badly maintained boiler can present a very real and dangerous risk.
Ultimately your boiler system runs on gas, so a regular boiler service is intended to keep you safe from leaks or faults which could be of danger to you and your household. We always advise having an annual boiler service for this reason if nothing else. Boiler servicing should only be completed by a Gas Safe Registered central heating engineer, who is approved to do so.
Boiler Servicing & Safety Checks
Whilst an annual boiler service does not guarantee your boiler will never breakdown, it is the best way to ensure that your heating system is safe, minimise the risk of a breakdown and to avoid the potentially expensive cost of extensive repairs where a minor fault has caused bigger problems.
A complete annual boiler service and central heating system health check by one of our Gas Safe registered heating engineers provides great peace of mind and serves to protect you, your boiler and your home.

A Gas Safety Certificate – Landlords / Selling your home
The silent killer
Boilers that have not been properly installed, ventilated or maintained can produce a poisonous gas called carbon monoxide also known as ‘the silent killer’ as the gas cannot be seen or smelt. Exposure to this gas can cause carbon monoxide poisoning with symptoms that include headaches, drowsiness, nausea, breathlessness and stomach pains. Worse still, prolonged exposure can be fatal. If you suspect the presence of the gas we strongly recommend immediate action.
Landlord’s Gas Safety Certificates
A Legal Requirement
If you are a landlord, you have a legal responsibility to have an annual boiler service and ensure that each of your properties has a current Gas Safety Certificate. A Gas Safety Check can only be completed by an approved Gas Safe registered heating engineer who can then issue a CP12 Inspection Certificate for your boiler to confirm it meets the required safety standard.
on Bills & Repairs
An annual boiler service means checking the performance of your boiler to see if it is efficient and economical to run, as well as checking for faults. This can help to minimise the cost of your heating bills as well as the risk of a minor fault developing into a breakdown requiring expensive repairs.
